Associations and condo boards here routinely ask for a certificate of insurance and an approved move window before they'll let a truck in. We file the COI naming the association and its management company and lock the window as part of booking — no extra charge, and no leasing-office standoff on move morning.

Up in Painted Trails and Pacific Hills the grade decides the truck. When a 26-footer can't safely make the climb or the turn, we shuttle with a smaller box truck from a legal staging point — planned in the estimate, not sprung on you as a surprise fee on the day.

These are also the homes with three interior levels. Crew size gets sized against stairs: two movers on a single-story tract home is efficient, but the same load out of a three-level Pacific Hills house moves faster and cheaper with three or four, because the hourly clock is spent carrying instead of queuing on a staircase.
